India has spent decades trying to build its own version of Shenzhen. Most attempts became land stories instead of economic stories. That distinction matters. A true special investment region works only when manufacturing, logistics, capital, energy access, and policy execution move together. Otherwise, investors are simply buying expensive dirt with PowerPoint projections attached to it.
